Adelaide conveyancer conducting property and title searches for a home buyer

Property & Title Searches Adelaide

At Trevor White Conveyancers, we've carried out property searches for South Australian buyers and sellers since 1991. Before you commit to a property, our team searches the title and public records to uncover anything that could affect it, from easements and encumbrances to unpaid council rates.

Whether you're buying a home, an investment or a commercial property, we give you the full picture in plain English, so there are no surprises at settlement. From our office in the Adelaide CBD, we act for clients across metropolitan Adelaide and regional South Australia.

What are property searches?

Property searches are the checks a conveyancer runs against the title and government records before you buy, to reveal issues the contract of sale may not show. A title search confirms who owns the property and whether any mortgages, caveats or easements are registered against it. Other searches cover council rates, land tax and zoning, so you know exactly what you are buying.

The searches we conduct

We carry out a full set of searches on your property, including:

  • Certificate of title search, confirming the registered owner and any registered interests
  • Plan search, showing the boundaries and dimensions as registered on the plan
  • Council rates, charges and any outstanding amounts
  • Land tax and emergency services levy status
  • Easements, encumbrances and caveats registered against the title
  • Government agency searches, such as SA Water, zoning and planning, where relevant

Title searches in SA

A title search in SA confirms who owns a property before you buy. In South Australia, ownership is recorded on the certificate of title held by Land Services SA, showing the registered owner and any mortgages, caveats or easements. We obtain and explain the certificate of title for you, so nothing is missed.

Whether you're buying or selling, we handle both

For buyers, our searches reveal any issues before you are committed, so you can proceed, renegotiate or walk away with confidence. For sellers, we can search early to fix problems before they hold up your sale. Either way, you deal directly with an experienced conveyancer.

“Genuine, efficient, reliable since 1998 my first deal.”

+
It is a check a conveyancer runs against the title and public records before you buy, to uncover issues such as easements, encumbrances, unpaid rates or zoning restrictions that could affect the property.

What does a certificate of title show?

The certificate of title records the legal owner of the property and any interests registered against it, such as mortgages, caveats and easements. A title search retrieves this from Land Services SA.

How long do property searches take?

Most searches are returned quickly, though some government searches can take longer. We order them as soon as you engage us and keep you updated so your purchase stays on track.
