Adelaide conveyancer reviewing a property contract of sale before signing

Conveyancing Contract Review & Preparation Adelaide

At Trevor White Conveyancers, we've reviewed and prepared property contracts for South Australians since 1991. Whether you're buying your first home, selling a property, or checking a contract of sale before your cooling-off period ends, our conveyancing contract review covers every clause and explains it in plain English.

From our office in the Adelaide CBD, we make sure the terms protect you and comply with South Australian law, so you can sign with confidence.

What is a contract review?

A contract review is when a registered conveyancer reads your contract of sale before you sign, and in South Australia checks the Form 1 (Vendor's Statement) that comes with it. We confirm the price, deposit and settlement date, look closely at the special conditions, and tell you plainly whether anything needs to change. It is the step that gives you certainty about what you are agreeing to.

What we check in your contract

Every special condition in the contract of sale.

  • Your finance clause, deposit and settlement date.
  • The Form 1 (Vendor's Statement) and Section 7 disclosures.
  • Your cooling-off rights and how they apply to you.
  • Any easements or encumbrances noted against the title.
  • Whether the contract is conditional or unconditional, and what that means for you.

Contract preparation and review in South Australia

When you buy or sell under a contract of sale in South Australia, the rules are different. Before settlement, the seller must give the buyer a Form 1 under Section 7 of the Land and Business (Sale and Conveyancing) Act 1994, and buyers generally have two clear business days to cool off.

We prepare these documents correctly for sellers, and for buyers we check the Form 1 is complete and served on time. Our local knowledge means nothing is missed.

Whether you're buying or selling, we handle both

For buyers, we review your contract of sale before you sign or during your cooling-off period, so you understand every term. For sellers, we prepare a clear, compliant contract and Form 1 that keeps your sale moving.

Either way, you deal directly with an experienced conveyancer who guides you every step of the way.

“Wouldn't use any other Conveyancer! [The] staff are the best! Very organised and have been in the business for so long now. 100% trust them and their process.”

Frequently Asked Questions

What is a contract of sale?

+
It is the binding agreement that sets out the terms for buying or selling a property, including the price, deposit, settlement date and any special conditions.

How long is the cooling-off period in South Australia?

+
Buyers of residential property in SA generally have two clear business days to cool off after receiving the Form 1. Some exceptions apply, and we confirm your exact window when we review your contract.

What does an unconditional contract mean?

+
An unconditional contract of sale has no remaining conditions, such as finance or inspections, left to satisfy, so both parties are committed to proceed. We always check what conditions apply before you sign.

What is a finance clause?

+
It makes the contract conditional on you obtaining loan approval by a set date. If approval is not granted, it can allow you to withdraw. We check the wording and dates carefully.
